The
general contractor’s responsibility consists of the pricing,
buying and construction of work at the project site.
Included in the contractor’s price is all the labor,
material, equipment, tools, machinery, and services necessary for
the execution and completion of the project.
The general services performed are described below.

Subcontracting
and Bidding
-
Develop
the list of recommended subcontractors.

Issue,
receive and review subcontractors’ bid proposals.

Submit
lump sum proposal for the project price.

Award
subcontracts.

Construction
Coordination
-
Secure
all necessary building permits for the execution of the
project.

Coordinate
construction sequence with the project schedule and
subcontractors.
-
Conduct
periodic project meetings to review status of work, quality
control and on-time performance.

Coordinate
shop drawings and sample submissions for approval and release.
-
Supervise
construction work at the site for conformance to the approved
design and for quality of workmanship.

Verify
compliance with, and give notices required by law, ordinances
and regulations of public authorities required for the
performance of the work.

Submit
requisitions for payment based on the percentage of
construction work completed.

Monitor
safety procedures at the job site.

Monitor
and maintain proper working relationships with the trades.
-
Project
Completion
-
Coordinate
and schedule required inspections and approvals necessary for
substantial completion of the project.

Prepare
certificates of payment for submission and approval for final
payment.
-
Provide
all guarantees and affidavits, and deliver all keys,
maintenance manuals, record drawings and stock materials to
owner.
